As the seller you will be paying the traditional fees associated with selling the home including but not limited to:
Title fees Escrow fees County and city transfer fees Home Association transfer fees
Seller Obligations
The seller of the home will need to complete the following conditional terms to complete the sale.
1. Complete a formal home inspection with a reputable home inspector of your choice.
2. Complete a formal termite reeport for section 1 and section 2 with a reputable termite company of your choice.
4. Complete all manadory state disclosures Including the transfer disclosure statement.
3. Complete any additional professional reports as suggested by home inspector.
These reports may include but not limited to :
roof condition plumbing condition electrical condition AC/Heat system condition foundation condition local permits if apply
Are you marketing my home?
PZC will not be marketing your home on the open market. No traditional marketing such as MLS, lockboxes, or other advertsing will be used.
We are an invesntment group that will be purchasing your home. Our investment group members will have the right to asign your sale to any of our members.
How do we evaluate your home?
PZC will look at the property and evaluate the property based on market comparables, condition and we will make an fair and all cash offer.
What condition does the home have to be in?
The home may be in any of the following conditions:
Move-in ready – which is just that a home that is not selling with no issues
Minor cosmetic rehab needed – which maybe just a little TLC
Major rehab needed – which maybe structural damage, or many other things
Tear down land value – which is when the structure has no value and the land holds the value.
No matter the condition of the home, we have members of our group that your home will fit their portfolio.
Do I have to remove all my things?
The terms of the as-is sale is that you do not have to remove anything from the home, unless there are things you would like to keep. We will remove all personal property once we take ownership of the property.
